Architectural Requests

We have a simple form which is available from our website or by contacting Home Association Solutions. After the homeowner completes the form, the request will initially be screened by HAS for potential problems, and then if necessary the Board of Directors will consider the proposal for final approval.  The HOA Architectural Control Committee goal is to have the form returned within 4 – 5 business days.

The Architectural Control Committee is composed of the Board Members. In order to comply with the Homeowners’ Declaration of Restrictions, the homeowner  must receive Board approval (prior to beginning construction) of all exterior home improvement and building projects such as painting, fence, playground equipment, roofing changes, decks, etc.  Below are the extracts from the Declaration of Restrictions which require submission of the Architectural Form.

The below is a extract of the Homeowners’ Declaration of Restrictions but is not all inclusive.  Please review the Homeowners’ Declaration of Restrictions for any questions or if your concerns are not noted below.

2. No lot shall be in any way subdivided. No building shall be erected, placed, or altered on any lot until construction plans and specifications and a plan showing the location of the structure have been approved by the Architectural Control Committee as to the quality of workmanship, materials, harmony of external design with existing structures and landscape, and as to location with respect to topography and finished grade elevation.  No fence shall be created, placed or altered without the prior approval of the Architectural Control Committee.

2.W. Any property owner may construct for their personal use, an in-ground swimming pool, the design and materials of which shall be subject to the prior approval of the Architectural Control Committee. These pools are allowed only with a six (6) foot tall locking privacy fence. All personal liability shall be the responsibility of the homeowner.

2.Z. Basketball goals may be erected only with the approval of the Architectural Control Committee. All basketball goals shall be free-standing on poles and shall not be attached to any residence or building.  All playground structures and free standing flag poles are allowed with prior approval of the Architectural Control Committee.

2.(AA). No sign of any type shall be erected, placed or maintained on any lot or on any structure on a lot without the prior approval of the Architectural Control Committee, except that of the subdivision entry signs.

4. All residence shall have wood, wood clad, vinyl clad, or vinyl windows. All windows replaced must have prior approval of the Architectural Control Committee.

6. Roofing for all residences shall be asphalt composition as follows: (NOTE: please provide all the information to the Board. The Board is waiving the Manufacturer and Product but NOT THE COLOR.

All replacement roofs shall have prior approval of the Architectural Control Committee.

7. Dog runs are allowed, if meeting the following requirements:  

     (5) Plans must be approved by the Architectural Control Committee prior to starting the project.
